We are an award-winning, highly established design firm with a diverse practice. Business and Life partners Renato Iamonaco and Shirin Nezhat provide the Foundation in leading a creative team, approaching each project guided by passion, practicality, and a strong commitment to ensuring client satisfaction. With over 50 high-rise residential projects, and over 25 years of experience in hospitality, retail, and residential design, FOUNDATION INTERIORS provides proven passion and excellence in its craft, realizing their client’s goals by being mindful of brands, traditions, and cultures unique to the environment the client is seeking to create.

Services
Programming & Schematic Planning:
- Determine client needs and project information/goals
- Establish functional and aesthetic direction
- Review existing architectural drawings and site conditions
- Liaise with team consultants
Design Development:
- Prepare conceptual plans, elevations, sketches, colour palette
- Establish look & feel for key features
- Provide furniture, details, and direction
- Material and finish selections
- Refine project concept based on comments provide during presentation meetings
- Prepare and provide Lighting and Electrical plans for project consultants
Construction Documents:
- Preparation of Tender Documents, specifications, and schedules
- Develop interior details of millwork features, custom furniture & lighting, and coordination with Project Consultants
- Provide a full FF&E package for procurement by our Team, if appliacable
- Prepare and provide Lighting and Electrical plans for project consultants
Tendering:
- Assisting the General Contractor or Client’s representative in the Tendering process.
- Aid in Value Engineering if required
- Assist in the selection of fabricators/contractors of feature design items
Contract Administration:
- Issue full set of construction drawings updated to include all Tender & Valued engineered items
- Attend site meetings
- Liaise with contractors & project managers to maintain design intent
- Site inspections as required during construction phase
- Provide Conformance reviews
- Resolve deficiencies & close out
Furniture & Furnishings:
- Select and present final furniture & furnishings
- Prepare an itemized budget
- Procurement
- Liaise with retailers & fabricators
- Manage local & international shipping and coordination
- Arrange and Supervise final installation
